WSJ article on deed fraud aka as stealing your house with the aid of online property records.Given our government's horrific record on protecting online records (every government worker or former government with a security clearance had their fingerprints their personal history and a large part of their financial history stolen by the Chinese government, one of the worst screw-ups in American history) this can become a major issue especially for landlords who very rarely or never visit their properties.

There are 2 types of disclosures patent and latent Patent disclosures are one that are obvious to anyone who view the property These type are usually disclosed on the mls listing.Fire damage,mold infested,chinese drywall,illegal conversion,etcThe latter type of disclosures are disclosed,if you have or had knowledge of during the due diligence period after an offer has been accepted .As a buyer you also make your own discoveries after an offer is accepted and then use both latent discoveries in your negotiations

Look at the dotcom bust in early 2000s: stocks take a nosedive and real estate shrugs and moves on.In this particular case, if I had to guess based on the root causes, I'd predict weakness in real estate markets heavily dependent on oil (especially those small towns that only exist for oil jobs) and maybe some weakness in gateway cities (LA, SF, NYC) as Chinese investors pull out of projects.
