As an investor, I am always buying and selling.I am generally buying at all times and if I have to sell something to buy something I like better, I do so.There is an tried and true expression:Don’t wait to buy real estate, buy real estate and then wait.One reason for this is that no one can predict the future.I submit “knowing” when we are at the top of a market or at the bottom of a market is only known 6 to 12 months after the fact.Let’s take Bitcoin for example.I don’t invest in Bitcoin but follow it out of amusement.Bitcoin was $60,000 and is now like $30,000.Is $30,000 the bottom of the market?

NO, another currency is not going to dethrone the dollar anytime soon (sorry bitcoin people): Yes, we have inflation.

Just the prospect of simplifying the chain of title by registering the deed on the blockchain as an NFT will eliminate any uncertainty and the need to do any extensive title searches, obtain title insurance, etc. as it will all be public on the ledger.

All these company is lending people money with 10-20% interest rate, the collateral is from bitcoin that they claim will raise forever hahahaha lolit just matter until the reverse is true.

Cash, T-bills, Bitcoin ;), Blue Chip dividend paying stocks, ETFs etc.?

If this is your attitude get out of real estate and go play with bitcoins or cryptocurrency. 

Recently Morgan Stanley announced they were offering select HNWI an opportunity to invest in 1 of 3 different Bitcoin funds, but made only available to HNWI.

Or you can squander it on a boat, bitcoin, or some new permanent eyeliner. ;)

Put it all in Bitcoin!
