When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

For illustration purposes perhaps that technique would be more accepted when you are a vendor mowing a lawn or clearing out junk as a one time engagement but as a property manager there are significantly more pitfalls and potential instances of liability exposure.

@Mohammad Al-hadad investor expectations have been skewed by the last 5 years of low interest rates and artificially low prices.10+ years ago, most investors focused on Class B and C properties, not Class A.Reason: hard to get Class A properties to cashflow!

That's interesting, because "others in the industry" have been loosing a tonne of market share (By the hour) with folks jumping ship to our company ever since we opened doors to outside property management.The grass isn't always greener on the other side mate.You just need to water your own lawn and not publicly $#%@ on folks that are doing their best for you.Our office manager was disrespected by your communication and we gave you a 30 day notice to find another company.Wishing all the best and my apologies we didn't meet your expectations 🙏
