@Nathan Frost I had the exact same issue, got excited, bought more and more properties and then I realized that on such thin margins it's just too stressful.My advice would be forget about spreadsheets and being fully optimized on capital allocation, but rather decide what's your risk tolerance and how much of these losses you can stomach.

I think a daily allocation of 15-30 minutes for thoughtful communication on top of automations is probably a good starting point.An example that comes to mind is modifying an automated message going out for something personal that the guest shared with you in their communication so it has a warmer touch but the bulk of the lifting is still the base guest messaging.

Physical assets are a different animal.If you're not really familiar with equities, but you want to exposure to gain something that'll appreciate in value then sure go spread yourself around and buy a lot of funds, stocks, and make sure you aren't allocating more than 3% or 5% or whatever dumb allocation folks have anywhere.

Currently targeting single family homes. 0 cash flow is okay because I will eventually be able to refinance into significantly lower rates at which point the property will cash flow.Over the next five years buy 5-8 properties (1- 1.5/yr) to get asset allocation in line with what was suggested above.
