Very interesting situation and I'd like to hear more and understand how this all pans out!

I get that most homes need something but to be honest I have come across a woman that has lost her husband and is looking to down size into a condo which she has already picked out downtown.She isn't in a huge rush but she says she wants a simple process and doesn't want to deal with a realtor.Whether or not this opportunity pans out I am curious what you have all come across.

Big DC numbers tend to rope newer people in but don't realistically pan out for newer investors.With all of that being said, take extreme caution.

Still, if your values are as you expect you some built in equity,  I would say if you can afford to bankroll a hiccup or a belch as it were, then this is a long term play that could pan out. 

It is like a metal/tin roof that is formed into what appear to be shingles.
