Reduce your rent a little, offer an incentive, offer your other tenants a "referral" incentive to bring their friends, post flyers in the supermarkets, introduce yourself to your local Housing Authorities, contact homelessness prevention,make repairs promptly and treat your tenants with respect and courtesy.

The goal is to convert as many units and as promptly as possible into HCVP/S8 tenants.

She promptly gave me a 10% discount without any negotiation on my part.

Just call a Title Company, they will prompt you with questions and help you figure out what you can expect.

My concern is for times where prompt communication is needed (emergencies, past due rents, issues with violations of the lease etc.)

And promptly sold them all in one weekend in San Fran.. but I spent 50k getting 300 investors into one room where I pitched them..
