Those guys know enough to help and are customer oriented.

Because it is such a family oriented area with awesome schools, you get an extremely high level of owner occupied housing, 80%+.In Sacramento on the other hand, there are plenty of zip codes with less than 50% owner occupancy, so there's simply way more renters which helps keep demand (and rents) high.Another thing Elk Grove doesn't have is multifamily units.

Also you may need to knock on a couple doors, not every bank has the same guidelines for this type of product, the ones that are more business oriented seem to understand what you are doing better. 

I don't mean to be negative, but since about 98% of agents are retail oriented it is extremely difficult to find an agent to bring you flip houses.

I'm looking to attend REIA meetings again myself but only if their mission is mostly networking and not sales oriented.

This broker/salesperson is investor oriented and looking to branch out more as a team focused on real estate investment/investors.
