Their rates float 3 - 5 percents above traditional, but you do not have to submit all of the paperwork that is required for traditional loans

@Robert Musallam definitely, I have a lot of ideas floating around that I have yet to implement, mainly because I can't do much legally regarding marketing myself as an agent until I get my license.

Excluding those two groups effectively excludes about 50% of all the sold comps in the Las Vegas area from appraisers (4958 of 9748 of all sales in the last 90 days fall into those two categories), and effectively excludes the lowest 50% of comps.While I don't mind in the short term, as it'll help further artificially increase the value of my properties, I'm not a fan of manipulated markets that has favors certain groups.Also, there's a whole assortment of bills floating around on NRS 645, which may be of interest to Robert Adams and Phillip, as well as any other Nevada Realtors.

Usuaally easier to get other financing for rehab costs and float material costs with suppliers for a flip. :)

I just came across a banner ad on the site here and clicked through to it as it seemed interesting.

I would expect some to want to see you bring 20% + rehad + cash cushion, while others will float most or all of it for you.

I just don't like my personal number floating everywhere, so I use a Grasshopper-generated local number to receive and my cell for outgoing, but same concept.

@David Perez    My father who taught me everything real estate related.. would always say you can record the star spangled banner if you wish.Just take your document to the recorders office and record. it.. now you may have to paginate it a certain way.. but other than that anyone can record any doc you want.

A tenant that cannot or will not float required monies up front is a tenant to be avoided.
