All the above is good and well, but what makes you think you know more about the Ins and outs, advantages and disadvantages, risks for a seller and how to mitigate them, than your agent does?

I've not really investigated the advantages and disadvantages of having an LLC.

As a buy & hold guy and wanna-try-it flipper, the three things I need most are deals where the numbers work, cash to purchase (hard money is great but puts me at a disadvantage vs cash buyers), and good long term financing.  

The advantages of being local are numerous and the disadvantages of being OOS are numerous. 

This could be a disadvantage.

Coming out of pocket with the rehab can really dilute your loan position and leave you with a lot of trapped equity in a property.You'll be at a disadvantage to cash buyers and will probably need to bid on the strong side to get anything.

A couple of points,  the economic advantages/disadvantages of  settling sooner isn't something most families are thinking about  but I know for many estates where their are multiple heirs being done with the situation is a big motivation.

It's impossible to say without looking in detail at each opportunity.Both asset classes have advantages and disadvantages.  

Would it be a bad idea to sell all of the houses and if so, what is the disadvantages and advantages of doing so?
