There is a neighborhood that started to be developed, but I guess when the great recession hit it put some major brakes on it.

Acquire a large portfolio quickly with cash-out refinancing, then eventually tap the brakes on growth and let tenants pay down the debt over 25-30 years?

I purchased a 26 pad park about 5 years ago. 

We had to tear out the carpet and padding, deep clean and laid out vinyl.  

I was wondering if there is anyone out there who is familiar with crash pads and or has any experience in running one.

It's a bit of a downer to hear that I should have 30k saved up as padding (probably more than I make a year after taxes), but I'm happy to look at the down payment from a more solid understanding.

This deal will be adding value through expansion of more RV pads and nicer and better amenities and also increased rental rates over time which will increase cash flows and add millions more to the value of the property.

If it's true,I have  a condo that I want to sell it has a renter in and I think an investor in my are would like to maybe add it to his portfolio I was wondering what is the proper and right way to do it with out braking any bigger pockets rules . 

My first thought is short term rental for glamping; maybe put in RV pads or some yurts.
