It's somewhat of a mixed bag, thus the questions.Details:22 Total Mobile units ranging from 1br/1ba to 3br/2ba.AP: $139,000Here's the mix:3 units on 1/4 acre owned land & mobiles.6 units on 1/2 acre owned land & mobiles.For both, $350/mo water, $74/mo trash, $800/yr taxes.Avg $300 per unit rent for easiness ($2700 GMR) sake.Seller says appraised 2yrs ago for $57k/74k respectively and he owes $80k roughly for both parcels on one note (basically says he owns all 22 homes outright, lien is against land parcels).

I don't want to be left holding the bag for their mismanagement mistakes. 

Because, wholesaling is a job, just like bagging groceries.

You rented the place to make $, don't pay for the tenant's utilities...they will leave you holding the bag.

And trying to distinguish the good vs bad TK providers is not that easy IMO Agreed with your comment mate.For those that want to go head deep into real estate investing I have always suggested to pack your bags and move to the area that you want to build a portfolio in.Make the sacrifice of a couple of years and live in a "boring" market, build the team and then if God willing you can leave with piece of mind knowing your investments will be looked after.I also know of many folks with relatives in cashflowing markets that invest from afar and this can also work as you have trusted feet on the ground that can be your "eyes and ears"Thanks 

-Depending on the property you might need lawn care, exterminator and other misc stuff that is easy to forget about -Consumables: TP, PT, bar soap, shampoo/conditioner, laundry pods, garbage bags, coffee, coffee mixers etc add up. 

Little things, like a welcome sign with names, leaving a local favorite (local bag of chips and salsa) etc..., favorite things to do list.
