At that point, you would both be looking at committing to another year - and that would be the appropriate time for both parties to make all of their demands known.I'm no attorney or lease expert, but I don't think you can technically increase the rent rate unless your tenant signs a lease amendment/addendum agreeing to it (of course, this is all with the assumption that you have a written lease in place to begin with - which you should).If your tenants continue to pay their old rent rates after signing a new lease (where they committed to a higher amount), the whole thing gets pretty simple...

Basic escrow instructions would need a lot of amending IMO to address the things in my contract.
