I cant comment on any of those "fitter" type places or retrofits but personally would yank it out and seeing as though its a rental, replace it with a steel tub, tub price is a couple hundred dollars but the labor in getting the old one out and new one in place is what usually costs the most.

I've grown up in Perrysburg my whole life so I'm pretty well familiarized with the area.

The tenant pays on time, but I recently did a walk through and she is violating many health/fire codes due to what appears to be a hoarding situation that has grown over time. 

St George STR inventory has grown by ~50% in the last year so it's gotten more competitive, although I wouldn't say it's fully saturated yet.
