Also depending on area a minimum rental term, if AirBnb style STR rentals get banned, another option could be temporary corporate housing (people coming to the area for 2-6 month corporate training courses, traveling nurses, etc). 

For this reason, long term inflation will significantly increase property prices faster than the temporary drop due to affordability.

You can always recover those temporary losses, as long as you stay in the game.
