I believe it all comes down to knowing the market very well, doing your own surveys, building relationships with the active brokers, and being confident in your projections as well as knowing the risks of missing them. 

Elmer, if your financing, a bank or SBA will require an environmental survey which should look into those types of issues.

There are a couple of issues with title and survey that will cause closing date to not be met: (1) Survey doesn’t match what’s on file with the county.

I was surveying Allentown and came across a property that had been purchased in early 2022.

After doing my due diligence, I found out this can take anywhere from 6 months to a year, and cost anywhere from $10,000-15,000 (architect/lawyer expenses, survey, notices, mailing, escrow, application and legal fees, etc.)

@John MarySo your survey from when you bought the property would tell you whose property this sits on.

Appraiser does a rent survey and that is the real number used to qualify, not your lease.

Because of potentially long time frames of creating plans, getting them approved, surveys, etc this can be difficult to find.
