There is a good chance this tenant will resist moving - and may use every trick in the book to delay that at your expense - because they are getting such a screaming deal at your property.You are wise to systemetize your rent collection. 

We use the water resistant type that has a hard PVC backing and the planks lock together.

There is a skinny wall at the end of the one hallway that has a hole and seems to be "soft" (you can push it in with little resistance).

But if the tenant is resistant, tell them they have to permit the inspection as long as you have provided proper notice.

I agree with you, @Jd Martin I'm just starting and working on cash flow and very resistant to take a check from my business.

I used Fusion grout on the kitchen backsplash for stain resistance and still, there is blue imbedded in areas of grout behind the sink.

Anything is possible but I'd rather focus my effort (time) on the path of least resistance.
