I collect rents via a debiting service so if the money isn't there for the debiting service, I post notice of late rent immediately.

But start looking at DSCR (Debit Service Credit ratio) and try to be close to 1.25.

I am leaning towards seed money my wife is leaning towards debit reduction.

By the time you have to pay pre-paids like interest, 14 months insurance, 12 months property taxes, lenders insurance, appraisal, etc it will easily add up to $5000 for a $100k property in most cases.

Auto debit is also lovely for rent payment

(I'm guessing you don't have a debit card or CC tied directly to your HELOC...).  

But can you turn the same amount of capital or debit into a higher cashflow or return?

Also, if anyone has done a recent installation, do they put in just coin machines as base equipment or have they moved up to a 'card' option (Value or CC/Debit).Oren
