My last one (3 bdrm, 1 bath, 2 car SF house) ran me about 16k for everything (i.e. new flooring, drywall repair, scraping popcorn ceilings off and re-texturing, new ceiling fan, new fridge, landscaping, all new interior & exterior paint, some new electrical, foundation repair, termite treatment, complete gut & remodel of bathroom, two new doors and all new door hardware through the house, new water heater, etc etc etc).

The kitchen rehab also includes granite counter tops, tile flooring, and sanding/putting a semi-gloss refinish on the cabinets with new hardware and hinges.

If that part of the house is in such bad shape i bet it needs new furnace water heater, definitely new paint, pressure wash the siding, New windows, doors, hardware refinish the floors assuming the hard wood is in good condition.

All in all I think it makes sense to go for the additional upgrades (redoing the hardwoods, new ceiling fans, and and paint the cabinets and new hardware, etc) to show some pride of ownership and to hopefully attract the sort of tenant who would appreciate it.

Start on the units that need the least amount of work/time because the key to success is going to be getting money coming in to start off setting the money flying out of your wallet

It will cost about $15K including disposing of the asbestos shingles on the exterior of the house- 11k to demo, 4k to take off and dispose of the asbestos shingles.There isn't much that could be salvaged from my house other than some doors and a bit of hardware.
