I 'm trying to respond to all of you individually but life keeps getting in the way so apologies if I'm slow to respond.There's so much to digest but the different advice, suggestions, resources and connections from this post alone is amazing.

I find it hard to focus on what I'm actually reading, and have to force myself to really slow down to digest it.

I think I need to find the right commercial agent or find off market deals, because when I come up with a number for a smaller MF (well below the residential agent's listing price) they don't quite understand where I am coming from to develop this number and it's usually not well received :)I like the idea of looking at rent:unit cost as well, its all about breaking MF down into smaller more digestible pieces.Thanks guys

As for #'s: Purchase $22,000 purchased a non performing note Back taxes, HOA and holding $7400 Rehab $8900 everything is new Realtor fee's $3150 (I listed it) Closing costs $900 Sales price $105,000Holy Cow, these are incredible numbers, mate.

Anyone else seeing how much of a cash cow these 7-15 bedroom properties in resort style communities near the amusement parks are?
