i get a mixed sense of Arden-Arcade, some pockets very high end 500k+, some upper middle (300+ like garden of the gods off Arden/Eastern, then some pockets that are on the western side of the Arden area that seem a little rough around the edges.

Compare zoning on the Eastern side of San Francisco versus the Western side of San Francisco and consider the impact that has on the fair market. 

I am located in the western suburbs of Chicago, and am looking for a REI meetup group in person preferably in the suburbs, but am open to all suggestions across the Chicagoland area.

NO question about it.Send out 10k yellow letters in the low value areas of any mid western or rust belt city and you will get plenty of leads and deals.. now you have to deal with that asset class.. but thats the areas direct mail hits the best numbers.the guys in know in Portland expect 1 deal per 10k mailers.. maybe 2.. 

My policy is through Western Community and it covers vacant property.

Go grab a cheesy western and a bowl of chili and enjoy the town.
