I personally like Rome, GA, Hot Springs, AR, and Rossville, GA (Chattanooga area).

They should act with your best interest, provide transparent communication, and be able to share their managed portfolio's averages with you (i.e. overall occupancy, AR collection, etc.)

The MSA includes 17 counties and includes northern Mississippi counties and eastern Arkansas and a few other Western Tennessee counties. 

Only chance of that happening is if a R wins in 2024.
