I am looking for my first flip or BRRRR property, in either the Los Angeles area (where I live), Arizona (where I used to own property and where I frequently visit), or Utah (where my sister lives). 

It'd be awesome just to have that to be free and make everyone stop screaming about legality and all that.

Tell them you have kids and they will cry and scream from time to time. 

i know there's great opportunity if the island expands its tourism marketing and atracts more visitors.

If it has 40 visitors in it's current state, It might justify a higher price.

The timing screams it (end of semester/quarter).
