With concrete, you just dig a little trench, put in some gravel, pound and level it out, and pour concrete on top of that.

However, I'm concerned about students being hesitant to rent off-campus due to the undesirable surrounding area  and safety issues (Picture USC for instance.

The only way to do that is to pound it into people's heads.

Seeing we are trying to encourage long term rental this would be undesired.  

Fire them and get a new one and stop pounding your head against the wall.  

Lastly, please an ounce of prevention is worth a pound of cure.

@John Horner  you guys have over reliance on attornies in your closing process.WE would be doing this work without an attorney.. actually our title company would handle it for us.. and if they got no where then we go to the state and pound on the door.. the state wants money you have the money.. they should or will take the money.you step in and do the leg work...

If you eventually sell without a 1031 whether in CA or out they will get their pound of flesh :)
