Termite bond & pest control 600+ yr, 400-700+ hoa fee (depending on which neighborhood).

Multiple pest infestations, abandoned cars, dogs wrecking the place (I have a strict no-dogs policy).The 65-line-item makeready comes to $13,882.So I'm told by my PM that the woman (who had five dependents on the lease) fell in with a bad dude who had a crack problem or something, had nasty dogs and was abusive.

The house gets termite infested, can you tent just your half?  

If it's not in your lease that tenant is responsible for pest control, the burden may be on you as landlord to keep it pest free unless you can prove they are creating the problem.  

Are they a pest control company or a GC?

As the number of doors is growing, I plan to hire a local assistant to help me with tasks like answering emails and text messages, scheduling and conducting showings, background check, coordinating the hours for pest control, etc. 

Minor things like missing copper, broken pipes, hot water heaters are one thing, mold and termite infestation can bankrupt you fast.

Lease also says all pests are tenants responsibility.

The place was infested with bugs, which I treated for several months. 

A lady that lives there mentioned that some areas there are infested with gang activity, but where she lives wasn't too bad.
