I recommend that you save yourself and invest in rental property that is to post-dinosaur building code/construction in high demand markets.So hard to overcome stupid...don't go here.

Hi BP, I wanted to share a situation I was able to overcome this week to prepare you if you are buying an older property (converted 4500 sqft home older than 1900).

I was curious what the expectations could be for a STR on the coast - do you think that strong management could overcome a non-beachfront property in a less popular market?

If buyer goes NONQM or Conventional with a BIG down payment to overcome the issue that the extra units have no value or perhaps negative value you may be able to get around the inspections- I don't know where this is, how they appear, or condition. 

Tried wholesaling  for a while to get the capital but seemed very counter intuitive since I was spending more money and time than I was making, just to gain traction and I was selling all of the good deals 🤷‍♂️That said, does anybody have any tips on how to overcome this obstacle? 

I currently reside in nyc and I am looking to have a prolific summer, by over coming  analysis paralysis .

I don’t see this market becoming over come by rentals since I see my coworkers still buying their family homes from time to time.

No amount of marketing skill is going to overcome that. 

My concerns are two fold.1-inaccurate assessment of cost of improvements therefore going over budget.2- getting taken by contractor or GC with change orders etc.If I were able to overcome these two limiting beliefs/fears I just might be dangerous;)Thanks in advance for your comments.Ashley
