You may be disappointed in the Pitbull conference, although going anyway will certainly teach you a lot, although possibly not what you need to learn.  

Incredibly disappointed with my experience with NACA.

I had a recent appraisal for a refi that was really disappointing, but I've been looking and looking and honestly, in my area the sales comps (and there aren't many) don't support higher.The market rent is a middling value of all the rents in the area -- if yours is on the high side of the range, they don't know why -- is it way better than other units, was it grandfathered in before a rent drop, are you renting to a group that's willing to pay higher because individually they each pay much less???

People who started in 2008 are used to rock bottom numbers and will continue to look for those only to likely be disappointed.

To be honest with you, I have seen a lot of posts here in BP that express the disappointment that can come from a paid mentor.

We spoke to the city planning department and they would support a multi-family project but we would have to see how strong the opposition(if any) is.We have a few willing buyers who would purchase as is, however I would be disappointed if we sold as is for a considerably lower price then if we invested some time and capital to add value.
