I know I'm taking a gamble of with ordering a home inspection and then tenants not opening doors.. but i feel tenants are probably annoyed with different people coming to see their homes.. but if planning a few weeks notice to let them know of a home owner inspection.. they might cooperate

AppFolio, I like it, except it does not support the option to print leases for signing as they feel everyone has iPads to sign leases, and it does not have cooperate accounting built into, only unit accounting.Buildium is another company, that I can recommend that does all the above, and it's cheaper.

When I ask them what pets/breed they have during pre-screen, if they don't give me a straight answer -- if they say "its a mutt", "oh we don't know what it is -- we found it on the side of the road when it was a puppy" -- I simply don't deal with them because they aren't cooperating with me.I also ask them to text me a photo of the dog once they are approved and going forward, to avoid the off chance that they lied about what it was so that they could sneak an aggressive dog in.

I don't know Karen I see this the same way I see someone who drives one of those tiny Fiats or a mini cooper or a smart car.and they get hit buy a 250 Duramax diesel.. same results..

They don't (and legally cannot) give any guidance about the amount that is to be offered.Of course, for those who are Realtors, the "Clear Co-operation" rule states that the listing agent must enter the listing into MLS within 24 hours of taking it.

In the unlikely event that the person doesn’t cooperate, but it wasn’t actually a scam, you still saved yourself renting to a difficult tenant who would have been a headache.
