I'm with @Rick Santasiere for the most part - I would highlight the check job/landlord history - b4 letting out a room in my house to a complete stranger - maybe a few personal references to boot.

I got a GSD when i lived in Napa post Polly Clas  I travelled a lot.. and there is no question no stranger would get into our house .my GSD was also not dog friendly if any of us were near her or had her on  a lead. but if I took her to doggie day care and was not there she was fine.they defiantly are protective of the owner..

has several years of rental experience over me, but from the rental and management side of things in Boston, I most always recommended to landlords that they rent out to groups rather than by the room for the following reasons:1) It is/was generally easier to rent the entire place rather than individual rooms (and much easier on the paperwork side of things too).2) Generally, groups of friends get along better than groups of complete strangers.3) When a roommate wanted out (which was common given that many of my clients and tenants were students going home for the Summer), the tenant moving out or the remaining tenants agreed to find a "subletter" with the approval of the landlord for the remainder of the lease, otherwise they'd still be responsible for their share of the rent.

I can easily print up "official" paperwork from the town proving I'm the owner.Bottom line is if I'm taking a property of mine that's worth north of 100k and giveing some stranger access to it then THEY WILL jump through whatever hoops I desire in order for me to protect that 100k.

Newbies trust their life savings with strangers who are all-too-happy to provide "turn-key" investments that end up failing, due to their (I think deliberate) bad management and unnecessary maintenance costs, etc., and then they are happy to sell it for you - and do it again to the next sucker.
