It is not rocket science.

I have all the time in the world to do it right now, for I am in college and I have two part time jobs (I am a science/maths tutor during the school semesters and my year-round full time job only requires me to work Saturday, Sunday, and Monday).

Fixing cracks in drywall is not rocket science, and it is fairly cheap. 

It isn't rocket science just perseverance and eye balls.If you are really at a loss, you can always hire an agent to handle your rentals. 

I did a lot of side work as a Production Assistant behind the scenes on TV shows like "Storage Wars" and "ESPN Sport Science"... basically just a big guy to have on set to do all the lifting and grunt work. 

I drifted towards a town that had three big universities, teaching hospitals and big science.

A big misconceptions is that appraising is a science without some sort of bias.  

This isn't rocket science, it's rather basic stuff. 

The only dilemma is when a property comes up, we maybe have 24-48 hours to review, run numbers and make the offer, and because of the distance, it might be a little intimidating but I bet you could find an agent locally that would / could do almost the same thing.Everyone should agree, investing / rehabbing isn't rocket science, but squeezing maximum profit out of deal takes experience that you only get by doing it.

Well, I guess around you I can't say I have a degree in rocket science, since yours really is.
