How did you all get past the fear of not being able to rent out your SFH and it sitting vacant for months? Trust the research and just jump in?

@Michael Montana every property rents at some price, so it is not a matter of it will rent, it is a matter of how much it rents for. 

It is not rocket science. Track the prices of similar rentals in your market and price yours in line with the market. If you are not getting it rented, drop your price regularly until you do rent it. 

Just one word of caution. If you list a property and get too many people interested, it either means your price is too low our you are not screening effectively. Screening happens at three stages:

1. Screening statements put in the listing

2. Prescreen before showing

3. Application screening

If you do you job right, you should screen out most unqualified people before they even look at the property.
