I think many of us would fantasize about living in a beautifully restored Victorian but I wouldn't consider this a good investment from a rental perspective and banking on appreciation might not be a great move unless you know exactly what sort of shape it is in to begin with a higher maintenance budget.

I really like Howard Products Restor-a-finish. 

They have since restored that home to its old classic bones & have NEVER complained about the work it took.

Clean up several hundred bucks on top of that. 911 Restoration quoted $1,500 to snake and clean up. 

They have engaged a water damage restoration company - seems to be good company that has been providing regular updates.

He is also working (on the weekend, I might add) to get gas service restored as quickly as possible.If the Tenant wanted to complain, she is regulated by law and required to follow a process. 

She has a legal right to be there, and you have a legal right to restore your access, just give them proper notice.

In addition, if you propose to modify the unit in a way that will require restoration when you leave (such as the re-positioning of lowered kitchen counters), the landlord may require you to pay into an interest-bearing escrow account the amount estimated for the restoration.
