Do you know that the units are clean and don't smell like cat pee or trash everywhere or a floating unflushed huge turd in the toilet or that they have the heat on & no homeless vagrant in the lobby etc or other things that might really turn someone off?

Now, this is literally every piece of floating cash I have right now (the rest of my money is invested in stocks, equities) and its very important I get refinanced on the other side to get my cash back.

It appears that the average on past 12 month sales is floating around 8-9% cap.

Now, I've drifted into other RE items, like notes, options, and other rights, and they have done very well, too.

Many NYC'ers hold onto non cash-flowing properties since they can use their incomes to float the difference. 

If your contractor can't float the funds for the project, then RUN.This was a major learning experience for me.

@William Goodmanlike Joseph said there is a tremendous amount of contract floating around.

I would provide the funds for closing, down payment, and an operating float, while he would occupy a unit and manage and maintain the property.  

I get laminate floating flooring 12mm for 99c a foot and install myself.

They don’t just float around.
