Aloha,Give option 1 a more in-depth look: Put in coin laundry, using a vendor that will provide the equipment on a 10 year term, splitting the income of the machines 50/50 and taking care of the maintenance.

It sounds like when a load if off balance, but when I open the machine, the load seems evenly distributed".The washer is our responsibility per the lease agreement.My questions are:1) Is this a problem that warrants immediate fixing/replacing of the washer or, given it still works, can I ask the tenant to live with it for now and if it continues or gets worse, we will replace/fix it.2) If we do need to replace the washer, can I replace it with a used washer or should it be new?

It's a beautifully fine-tuned machine when it starts working in concert.So the real question we need to answer for ourselves is:Do we want to be and stay stuck with the immense repeat time investment and painful learning curve, which no software alone will solve for us, or do we want to focus on growing our team (with the appropriate skills) and business by doing what we do best (and outsource the rest):Buy & Sell real estate.Food for thought ;-)On a side note, I'd be interested in what strategy and process exactly was applied by your marketing team that yielded zero results.

Hi @Blake Johnston if the smell isn't too bad there are machines called Ozone generators that help remove smells.
