I don't know if these are A properties because I am new to that framework and as I read the descriptions I'm on the fence.Anyway,  we always put in SS appliances if the appliances are old,  stone countertop,  paint or replace cabinets,  tile bathrooms if the insert is gross,  etc.

So I had an ant problem in my unit while livening there and the landlord sprayed a chemical on the countertops to combat them after the store bought stuff I was using wasn’t cutting it.

I would estimate 3 top cabinets, 4 lower cabinets, and at most 25 sqft of countertops (quartz would be the first choice), and a new fridge, dishwasher, and oven/microwave.

Found a cabinet company (Lilly Ann) high quality cabinets at great prices along with granite countertops, backsplash etc.

You mentioned the things that matter, if it doesn't fall under one of these categories it is most likely not needed: cabinet, appliance, floor, paint, countertop, window, shower, vanities, lighting, fence, window, blind, sink, toilet, doors.

Crappy asphalt or abestos siding, crooked uneven floors with old hardwoods, baths with 12x12 self adhesive vinyl flooring and claw foot tubs, kitchens with about 5 SF of total countertop space, ok moulding, some walls are paneled over, ceiling height may be low in some areas.
