I can't offer much in the way of advice, but do have a couple of spare bedrooms if you ever want to exchange advice for a place to stay in California.We will be in Rochester at the end of September to visit family, and plan to look at houses while we're there.

I would then try to find a small house or condo to buy, and rent out the spare bedrooms to friends :) House hacking is such a great way for young people to get started!

Being the property manager for our 9 rental properties and working full time, I don't have much spare time:).

Also they are about 750 sq ft 2br/1ba so storage is limited and we use the spare bedroom for that.

After 20% down and some closing costs it would still leave you with a nice healthy set of reserve capital to make some improvements or float a few rocky months if your inherited residents didn't work out.I say this as somebody who has overextended and although it's worked out for me, spare yourself the gray hairs !

I've been interested in everything real estate and I'm currently looking for my first rental property within the next year, but in the meantime I have some spare time and have been looking for some extra cash while saving for the rental.

I prefer porcelain tile over LVP, it lasts just buy extra pieces- place un-grouted under sink in bath and kitchen for spares.

I will be traveling essentially cost neutral and should be in the same if not better financial situation later on because I may also pickup some type of remote work using my skill sets after 2-3 months due to likely boredom to fill my spare time.
