I know it’s a weak example but I’m all ears if you have something better.People will be mad and call about littering but you gotta do what you gotta do.Have you heard of anyone having success doing this?

Either way, the guaranty would be considered very weak by future buyers regardless of whether or not the lease guarantees one location or all 50+ locations being operated by the franchisee. 

I underwent a self examination to really understand myself, determine strengths and weaknesses as well as my level of risk tolerance.  

The more a property is the only recourse for the lender and the borrower is weak to qualify the more AMAZING the property and tenants have to be.Example a client wants to buy a 5 million property however the net worth is only 2.5 million and they are putting 1.5 million down  and loan for the rest.

@Darlynn Bailey Different investors have different strengths/weaknesses and different investors have different paths to get where they want to go.

I have learned from working with lots of investors is that typically their weak point is on the contracting side.

Rural areas have weak demo's.

My point to you was, without a solid performance clause in your lease, your leverage regarding stopping something once you find out it's happening, is weak at best.  

The economic indicators are screaming the weakness of our economy.

When property management is weak, sales tend to be strong.
