Don't give up a 4 plex,improve the situation.Improve the property and get better tenants for higher rents.Work the problem,you will regret giving someone else your profits after you sell it.Agents will tell you anything to get you to sell and give them fat commission checks so get honest opinions from people who get no profits from your property.

Each location has a different type of property, price point and exit strategy.Please just do a few things:1) Read about real estate and learn all you can.2) Hit a couple of BP podcasts weekly on topics which interest you.3) Review and analyze as many deals as you can in your local neighborhood and locations you are interested.
