But who's going to serve the Drinks?!?!

We have had parties thrown at our AirBNBs to the point cops were called and doors kicked in, with alcohol all over the floor laminate is not a good option. 

You can get a decent feel for the area buy hoping on the freeway during "rush hour" and then grabbing some dinner/drinks during happy hour.

Here are my (thus far unsubstantiated) concerns:  (1) once they turn 21 there will be irresponsible use of alcohol involving visitors to my property; (2)  they are too immature to respect other peoples' property and will not take care of the apartment; (3) when they break up in 3 months, I'll be back to square one - this time in the dead of winter.I could do a guarantor, but here in NYS we cannot collect any additional deposit beyond one month's rent, so I would have another person to seek damages from, but they would not have any monetary "skin in the game." 

Your best bet is going to be attending a few local REIA meetups and offering to pick up a dinner/drinks tab. 

You might also consider a facility for people that have recently left drug/alcohol rehab programs and are looking for a group sober living facility as an interim step in their recovery.

The truth is though you will likely need to evict all of them eventually because now that young entrepreneur on the couch realizes he figured out a way to have his drinking buddies pay all his rent he will do it again in the future .

Knock on wood ; drink leprecauhn juice from a horseshoe or whatever..So far my residents  (7 total) (south seattle ; burien)  are all current on rent.
