It sounds like the area is perfect for a rental, so I would see how long they will stay in the rental and then get it in writing for a new move out date.

Mailers are outdated, waste of money and time. 

Doorbells are pretty outdated in my opinion.

The counter tops sound pretty outdated and ugly.

Your risk is going up fast as roofs wear out, apartments get out dated, AC units break and you've got no funds to maintain and improve things.

Let her move, and quickly  start advertising it once you have a confirmed move-out date.   

So I manage a commercial property in Long Beach, CA and there is an outdated lease for the billboards on the roof.

Considering this property was built in 1944 and the original owner acquired the property in the late '80s with no major updating since and an outdated layout.

I would suggest 2 weeks before the set move-out date.
