Kyle McDonald what I was asking for are financial projections (what needs to be done how much do you think it will coat to get to the point of making $20k/mo with this park)Investor deck refers to a presentation on why this is a good deal, what does the investor get from the deal?

The railings on the front steps will likely need replacement (they don't look secure) or atleast a coat of paint.

I'm looking at making a gross profit of $10k when it's all said and done.Here's the list of things to fix:New floor (at least 2 sheets of plywood to fix some soft spots)New kitchen sink, cabinets, counter tops.New carpet and tile.Fresh coat of paint for the walls and ceiling.New windows.

A quick coat of paint to cover scuffs really makes the place look better.  

Many hobby landlords sugar coat that part.

I still had to use 2 coats in some areas.

For that money, they better be properly priming, multiple coats of a great paint product, with proper sheen for the type of area being applied.Personally, I don't do Blinds, and especially in a lower end unit.

Its actually a thicker plastic than a new pit .All the customer saw was a little less than 2 hours work , they dont   " see " the other parts that go in to the job .  

My yard out in the country has a lot of clover in it and it grows thicker than grass and just as fast.
