@Lydia T. and @Barry Pekin thank you for such prompt and elaborated response really pointed me in the right direction there!

I would certainly make sure that I held cash reserves to be able to pay any contractors promptly because the draw system here takes longer than most (comparing against hard money lenders), and your contractors want to be paid.

And if something breaks or needs repair I take care of it promptly (usually the same day or next day if the tenant's schedule permits). 

Once the month was up and a few days past with no update I promptly texted and informed him about the rent increase.My tenant wanted to discuss it with me which led to him yelling and banging his fist the moment I saw him. 

@Lee Smithis right...I had a tenant who requested that I don't evict a tenant over the holidays and extend the vacate so that they can "still enjoy time with their family"...........................I had two attorneys around me who promptly giggled at her--the tenant was out in 5 business days.

To my surprise, one of the guys was already taking bids and barely annunciated the address when prompted by the newcomers.

Property management is all about solving problems and getting things done; they key to success is to do that both promptly and professionally.  

Amazing what people disclose without prompting if you listen well.
