Being fixed incorrectly is usually more expensive than having to fix a problem.The reason is I have to go in and UNDO a problem versus updating it.I liken it to when I worked on car audio.A guy comes in and I replace a radio that hasn't been touched.Test the wires and install.Another guy comes in and says radio needs work and I had it worked on but it's not working correctly.Go in and pull out 2 bags worth of wires running everywhere and takes me 3 times longer to fix.Does the place have a rodent infestation??

A dishwasher would be a better investment if you're going to add anything (and could help cut down on pests versus letting neglected dishes accumulate in the sink before hand-washing).2) The deck would be more of an equity play.

In regards to the baseless claims, from my experience there isn't much you can do but keep standing your ground with the division of responsibilities you believe are correct.With regards to the other items however, if it were me I would issue him an N5 citing the trash pile up, the pest concern it raises, his children making a mess of your property, his children damaging your plumbing, basically every negative experience with the guy.

We are however displeased with the lack of communication from this company...they do not respond with emails or phone calls...when we have inquired about invoices for services...and a very high pest control bill showed up...which they took out of our rental income...without even notifying us of this expense.
