My belief is to tell people HOW you can benefit them, don't feed them any BS, and do what you promise.

I am of the belief that most Landlords get inflated ideas in their head because they get one big payday every couple of years which makes $$ versus the small dollars they make on cash flow.

I have often thought that the post office's direction in consumer services have been misguided.

Just kidding, but if I do again, only offer annualized returns, not fixed.I met up with the wholesaler and walked through the property with him before closing and he had told the owners that they had to clean out the house, but of course, they didn’t.The house has literally been a crack house for years until I purchased it. he owner used to have it as a rent house, and eventually gave it to their daughter to live in, who was unfortunately a drug addict and the place became trashed beyond belief. 

My perception (probably misguided) is that a lot of Baltimore is war-zone like parts of DC...

The marketing efforts of such firms certainly promote that belief.  

I am not picking on landlords here, but many people "like" the idea of owning property, of building wealth, and will justify their purchase with data to support their belief.  

The point I disagreed on previously was your belief that a mortgage and HELOC accrue interest differently.

It might be misguided, because I'm comparing it to living in San Francisco, where everything is MEGA expensive, and some homes I owned in FL where there were super high landscaping/bug prevention/occasional hurricane costs, but I like not really having to worry about the exteriors or the roof and feel that that HOA is a small price to pay.

The meeting helped build my confidence and reinforce my belief that I can do this successfully if I do my homework.
