Reviews don't allow you to post a picture of the invoice from when I purchased the bed though... not much you can do, I'm not going to argue with the guest and make it look worse.

I've been getting repair invoices on a monthly basis and are starting to question the validity of these repairs since it seems that my property manager isn't questioning these repairs.

Only pay out the first draw or accept the invoice submitted and do not make the final payment until all work is done and should include a final luien waiver by all contractors.After you have all work done, You need to rent it out, hire a property manager, or put it up for sale.  

But I got invoiced for $525 for cleaning and an additional $116 for supplies via the management, plus a 15% management fee(agreed upon in advance).

I mail out an invoice that the tenant tears a portion and mails back with payment.

I have seen instances where an invoice has been issued for the retroactive licensing fees and in other instances less cooperation and the need to apply for a new use permit or even worse a variance if the use is not permitted by the base zoning.  

That job description could go into corporate security devising security procedures for employees in a warehouse, auditing invoices, shipping manifests, inventory audits and setting in place audit trails to manage inventories as loss mitigation activities.
