Have you gone into local hardware stores (Lowes, Home Depot, Menards, etc) and talked with their reps at the contractors desk?

Preserving the 1950's solid wood doors, original back door, stained glass window and keeping as much of the original charm as possible, blending the fixtures and appliances that my previous clients had intended to use, and finally adding a little of my own flare with calming paint tones, modern flooring, and mismatched metal hardware.

last night, I was leaving Lowe’s Hardware after getting a few bolts to hang a TV.

I updated all the plumbing fixtures and door knobs and hardware throughout the property.

It also helps if you want to get trade/contractor discounts at hardware stores, anytime it can save you money is good!!

@Alon Helman, so you learned how to analyze a potentially crappy deal and listen to your gut and walk away with your wallet intact--that is priceless education and now you are much better positioned for analyzing the next one.

We replaced the AC unit, updated the kitchen with new counter tops, hardware, and backsplash, and are currently having the siding and a few windows replaced.

We are getting our rentals painted inside and out, with drywall repair, all new flooring, cabinets painted w/ hardware updates, new countertops, bathrooms updated, new toilets and appliances, brand new double hung windows, and everything deep cleaned top to bottom for around $10 per sq ft.  

New hardware, trim, misc $1K.Plus if you bought it and then resold it your transaction costs would likely be 8-10%, so another 9K.So give or take 30K in rehab, holding and sales costs is about what you are looking at. 

We also refinished the cabinets with new hardware and installed new countertops.
