Meg and I are considering investing in a vacation rental between Kitty Hawk and Nags Head but aren't sure if we should start off small 3-4 bedrooms, or go ahead and get something larger 6-10 bedrooms that can accommodate larger families and hopefully provide more positive cash flow.

I was hoping that there may be a little lee-way for some lenders potentially to work around it or if by fluke, there is a way to adjust the FHA loan program to accommodate to religious preference, which I can assume may not be available.And yes you are correct, Interest or Riba as it is called is forbidden due to it being exploitative to whoever pays that interest.

We're going to repaint and rearrange some of the bedrooms to accommodate more to families but don't want to overdo it either and take away some of the older crowd that rents out for their kids/grandkids.

If so, if you are in a higher land cost area with good linkages and zoned for warehouse I would also look at building higher ceilings to accommodate more volume so that you can charge more rent for the same amount of land.

Every town in RI is mandated by the state to have a certain # of affordable housing units, and nearly every town consistently fails to meet that mandate, so they are very accommodating of projects that help them meet that goal.The downside is, your property will be worth less for a few decades while that affordable housing limitation is in place (less income = less value), but if that's the difference between being able to build and not being able to build, that could still cause you to lean to build anyway.

Over time you may depend and trust your people on the ground a lot more but still suggest to spend the plane ride and accommodation cost, as you will be parking much more money there over the next few months/years.
