(We'll assume there's not a 30% chance the student loans will be forgiven.)First, the number one issue I see on this thread is people conflating rental property with a bond, annuity, or any fixed income instrument.  

That said, I do not have a crystal ball to say when the party will end I just know I don't want to be caught in a bad position when the music stops playing.

I'll steer clear of working with the government on these kinds of instruments.

I know how to dance to this music and the risks involved go deeper than most are aware of and I would not want to try wholesaling a foreclosure!

I'm looking to get back into the game, and was reading some information regarding notes (BoEs and other Negotiable Instruments) and the UCC, was curious, and wanted to reach out to those how may be more experienced in the matters.I'm a little familiar with notes tied to real estate, vehicles, and business notes, meaning those that are between a person and a bank (credit union, or similar).I'm curious about (secondary) markets related to notes, and would like to chat with some people on some scenarios.Thanks!

@Michael Noto they aren't very good tenants, they left garbage in the middle of the yard one week, were late on rent last month, smoke inside, and play loud music from their cars outside.

That is a promissory note and a lien instrument (deed of trust or mortgage) to secure the note.

Real estate in at a market peak is like a game of musical chairs.

However, some of the intro music is comical..makes you feel like a band of belly dancers are about to arrive.
