I'm not trying to do anything illegally or cause bad relationships whatsoever and since the RE classes I've been pretty aware of what to do and not to do.

We had a similar experience several months ago.So, we'd like to use the LA, but what do you do when you've called 5 times and emailed 4 times over 5 days with no response whatsoever?

My question is should we break our teeth on a duplex, learning and possibly losing money, on a less expensive property, or buy as many units as we can afford?  

If I determine the seller cannot be trusted to tell the truth in any fashion whatsoever, I would have absolutely no faith in disclosures and the like. 

It seems asinine to an experienced investor to wire money or behave foolishly to unlicensed people you meet online, but people still do it, and just because someone says he is a Private Money Lender does NOT mean he has any credibility whatsoever. 

That doesn't mean those zip codes are bad or not feasible areas for rentals whatsoever...just means I can't give you a fair answer to your questions.
