My friend's landlord in NJ just added "Tenant shall be responsible for repairs caused by tenants including wear, tear, and everyday usage" to their lease renew, I am wonderingIs this legal and will it hold up in court? 

In addition to unpaid rent, almost all tenants have doubled their water usage, which is included in rent.

I guess my question is, do any of you know someone in the area who could do the submeter or if anyone has tips on calculating the usage?

That being said if the animal is found to be acting in an inappropriate manner it may be asked to leave a setting where a service animal would normally be allowed. https://www.ada.gov/service_an...I can’t say for sure but it seems like your insurers would not legally be allowed to cancel you based on a breed of a service animal.

Using wifi reduces voice/data usage, if that is a concern for the tenant.

So the tenant had his guys over to remove it & stacked all the wood for years of future fire pit usage & I only just heard about it.

I also use Evolve which comes with $3k in damage protection so I use that if anyone breaks anything with normal STR usage.  

Sec 179 is restricted based on income and usage , but 100% bonus depreciation is not.
