We are currently contemplating turning a few of our units over to a PM to see if they can do better, but I don't think they can, and it could be a lot worse with extra PM costs to pay, as Brandon Turner is finding out.  

Contemplating oil to gas conversion of four ancient oil boilers in a 4-plex where leases stipulate that new tenants receive their tanks 'full' must have auto-delivery contract and leave tank full upon lease expiration.

I am currently sitting on about 10 bandit signs that are ready to put up, and contemplating whether to do that or something else... any suggestions?

It really makes a difference in my opinion.My plan is to join TREIA to start networking with others in the triangle area.I did an CoC ROI analysis and liked it then started to contemplate a property management company.  

Which is fine, but I’m looking to speed the pace up.After having contemplated using the BRRRR strategy in the past, I recently finished @David Greene's book on Long-Distance Real Estate Investing (great read, IMO) and I am going to go full-tilt on getting the money together to do a BRRRR project on my own, out-of-state.I’ve given all this info (and sorry that it got kind of long, thanks for getting to this point) in hopes that I can get some feedback on how to attack that.A few options I’ve contemplated getting the money together for a BRRRR project:Save up enough money to buy a BRRRR project using financing for the initial purchase (likely end of this year).Save up enough to buy a BRRRR project with all cash, and hopefully unlock better buys (likely end of next year, 2019).

But is it that they just got out of jail for assaulting their landlord, or was the felony from 20 years ago when they were 18 and dumb, and now they are grown up with a job, a family, and on the straight and narrow.
